Manhattan Beach is the jewel of the Los Angeles’ South Bay. It is situated near the center of the South Bay communities: south of El Segundo and north of Palos Verdes, Redondo Beach and Hermosa Beach. The Manhattan Beach Unified School District and the schools that comprise that district are among the many valuable assets of this rare community that continue to draw people here. There are several charitable organizations based here revealing the real heart of its residents, nationally televised volleyball tournaments, concerts, great shopping and restaurants, and some of the most spectacular beach front homes in the world.
The community is made up of five distinct sections, each with their own personality. You’ll find fierce loyalty to each neighborhood by the residents who take great pride in the distinctiveness of their particular slice of Manhattan Beach.
East of Sepulveda Boulevard or the Pacific Coast Highway at the northern end of town, is Manhattan Village: a gated community complete with a golf course and country club amenities. Within Manhattan Village there are town homes, condominiums and single family residences that were built in the mid to late 1980s. As of this writing (summer 2014), prices range from $800,000 to over $2M.
East Manhattan Beach
Still East of the Pacific Coast Highway and moving South from Manhattan Village we enter an area that is almost exclusively Single Family Homes. This part of Manhattan Beach is where you’ll find 2 of the 5 elementary schools serving Mannattan Beach, the Middle School and Mira Costa High School, the sprawling Polliwog Park with its summer concerts, and property lots that are larger than most homes closer to the beach. Although there are a handful of condos and older cottages priced under $1M, the vast majority of properties in this area are priced between $1.3M and $3M with special properties reaching into the $7M or $8M range.
Manhattan Beach Tree Section
West of Sepulveda Boulevard (Pacific Coast Highway) and therefore closer to the beach, the northern-most section of
Manhattan Beach is known as the “Tree Section,” because of its distinctive abundance of trees that line the hills and valleys of this beautiful family-oriented section of Manhattan Beach. The rich variety of architectural styles of single-family homes in this neighborhood range in price from $1.5 M to over $5M.
Manhattan Beach Hill Section
The Hill Section of Manhattan Beach offers the best of all worlds in a beach community: views of the water from many of the properties in this area; ocean breezes; proximity to shopping, restaurants and, of course, the beach itself – but enough distance from the center of things for some peace and quiet. The homes in this section of Manhattan Beach are mostly large newer homes in a variety of architectural styles ranging in price from $2M to $10M or more.
Manhattan Beach Sand Section
Ah yes, beach living! Here you’ll find classic beach cottages to ultracontemporary works of art by some of the est architects working today, as well as very larges estates on The Strand (the concrete pedestrian thoroughfare that sits on the beach and runs from Redondo Beach north through Manhattan Beach, all the way to the northern edges of Santa Monica.) The Sand Section offers town homes and older beach cottages in the low $1M range to about $3M and Single Family Homes from $3M to $20M.
